More Alabama listings create choice but not automatic affordability

Alabama REALTORS reported 22,365 active residential listings in August 2026, the highest statewide level since November 2018. More listings can give Birmingham area buyers time to compare condition, location, price and financing, but inventory alone does not determine whether a home fits a household budget.

The same report counted 6,680 statewide home sales in August. That was 10.6% more than August 2025 even though activity declined 9.3% from July as the summer season ended. Supply has improved while demand remains active, so buyers should prepare for conditions that can vary sharply by community, price range and property condition.

The affordability index points to a real payment gap

Alabama REALTORS reported an August median sales price of $277,750. Its statewide affordability index indicated that the median household earned about 90% of the income needed to afford the median home sold that month.

This does not mean every Birmingham household is ten percent short or that every home is unaffordable. It is a statewide benchmark based on median income, median price and average mortgage rates. The useful lesson is that a purchase price should be translated into a complete monthly obligation before a buyer chooses a search range.

  • Principal and interest
  • Property taxes
  • Homeowners insurance
  • Mortgage insurance when required
  • Homeowners association costs
  • Maintenance, utilities and cash reserves

A 7.28% national mortgage average changes the calculation

Freddie Mac reported that the national average rate for a 30 year fixed mortgage rose to 7.28% on October 1, 2026 from 7.03% one week earlier. The 15 year average was 6.60%. These are national survey averages, not a quote or guarantee for any individual borrower.

A quarter point move can affect purchasing power, but a borrower should not make a decision from a headline rate alone. Credit profile, loan type, down payment, points, lender fees, occupancy and property details can all change the available terms. Buyers should request written Loan Estimates from licensed lenders and compare the annual percentage rate, cash to close and total payment.

04

How Birmingham buyers can set a safer search range

Start with a monthly payment that leaves room for ownership costs and financial goals. Then ask a licensed lender to calculate several price and down payment scenarios using current taxes, realistic insurance estimates and any mortgage insurance.

Once that payment range is clear, use the additional inventory to compare value. A lower priced home that needs immediate systems work can require more cash than a higher priced home with updated components. An inspection, insurance review and contractor input can help a buyer understand the difference before the due diligence period ends.

  • Refresh the preapproval after a meaningful rate change
  • Compare written Loan Estimates on the same day
  • Verify taxes and insurance for the specific property
  • Keep reserves for repairs, moving and emergencies
  • Confirm that any seller credit is permitted by the loan program
05

Seller credits may help more than a small price change

When financing costs rise, a qualified buyer may value a negotiated closing cost credit or temporary rate strategy more than a modest price reduction. The best structure depends on the loan program, appraisal, contract terms and lender limits.

Birmingham sellers should not promise a particular payment or financing result. They can work with their real estate professional and closing team to evaluate clean contract terms while the buyer confirms every financing benefit with a licensed lender. Accurate pricing and well documented property condition remain essential because more listings give buyers alternatives.

06

Investors should test the full operating picture

Investors should underwrite a Birmingham property using a realistic rent, vacancy allowance, management cost, maintenance reserve, capital expense reserve, taxes, insurance and financing. A larger number of listings can improve selection, but it does not make every property a sound investment.

Run a conservative scenario with a higher repair budget or lower rent. Verify lease assumptions with current comparable rentals and review local rules that apply to the intended use. No appreciation, rent level or investment return is guaranteed.

07

Metro Atlanta offers a useful comparison

Georgia MLS reported 28,427 active residential listings across the Atlanta metropolitan statistical area in August 2026, up 3.6% from one year earlier. The regional median sales price was $390,000, down 1.3% from August 2025.

Both Birmingham and Metro Atlanta give buyers more choices than a tighter inventory environment, but price, taxes, insurance and neighborhood level demand differ. Relocating households should compare the total cost of ownership and daily needs rather than relying on a regional median alone.
