Metro Atlanta inventory is giving buyers more choices
Georgia MLS reported 28,427 active residential listings across the Atlanta metropolitan statistical area in August 2026. That was 3.6% more than August 2025. Sellers added 10,513 new listings, nearly unchanged from one year earlier.
More active competition means buyers can compare price, condition, location and financing more carefully. It does not make every neighborhood a buyer's market, but it does reduce the margin for weak presentation or aspirational pricing.
Contract activity is the number sellers should watch
Atlanta area units placed under contract fell to 4,655 in August, a 26.6% decline from August 2025. Closed residential sales declined 3.1% to 5,653 while sales volume fell 2.4%.
Closed sales describe agreements negotiated weeks earlier. Pending activity provides a more immediate view of buyer response. A large annual decline in contracts does not predict what every listing will do, but it signals that sellers should earn attention through accurate pricing, strong preparation and convenient showing access.
The regional median price moved lower
The Georgia MLS median residential sales price for the Atlanta metropolitan statistical area was $390,000 in August, down 1.3% from $395,000 one year earlier. The result can reflect both market movement and changes in the mix of homes sold.
A regional median is not a valuation for an individual home. Sellers should examine recent comparable sales, current competition, property condition, location, concessions and financing obstacles within the relevant price range.
- Compare with active listings buyers will see today
- Separate necessary repairs from optional improvements
- Review comparable sales with similar condition and features
- Track showing activity and buyer feedback from the first week
- Adjust quickly when the market rejects the initial position
Mortgage rates above 7% raise the cost of overpricing
Freddie Mac reported a 7.03% national average for a 30 year fixed mortgage on September 24, 2026, up from 6.95% one week earlier. The 15 year average was 6.42%. These figures are national application averages and are not a rate quote or guarantee for an individual borrower.
When borrowing costs rise, buyers may respond by reducing their target price, increasing the requested seller credit or delaying a purchase. Sellers should evaluate the estimated buyer payment alongside the list price because a home can appear affordable on price while becoming difficult at the monthly payment level.
Buyers may have leverage but preparation still matters
More inventory and softer contract activity can create opportunities to negotiate price, closing costs, repairs or financing concessions. The best structure depends on the property, lender rules and the buyer's priorities.
Buyers should obtain an updated approval after major rate changes and compare written Loan Estimates from licensed lenders. The full calculation should include principal, interest, taxes, insurance, mortgage insurance, association costs, maintenance and cash reserves.
- Choose a comfortable total payment before touring homes
- Identify listings with meaningful market time or price changes
- Use inspections and property condition to guide negotiations
- Confirm any seller credit or rate strategy with the lender
- Keep funds available for repairs, moving and emergencies
Birmingham shows a different form of fall resilience
Alabama REALTORS reported 6,680 statewide home sales in August, up 10.6% from August 2025 even as activity declined seasonally from July. Active listings reached 22,365, the highest statewide level since November 2018.
The Alabama median sales price was $277,750. Statewide figures do not replace Birmingham neighborhood data, but they show that added inventory can coexist with stronger annual sales. Buyers, sellers and investors should evaluate each property against its local competition and total ownership cost.
